Roofing Systems for Medical Facilities
Choosing the right roofing system for a healthcare building depends on the structure, rooftop equipment load, insulation needs, and long-term lifecycle goals. GSM Roofing evaluates all of these factors to recommend the best-fit solution.
Single-ply Membranes (TPO, EPDM, and PVC)
These are among the most commonly used systems for healthcare roof replacements. Single-ply roofing offers durability, energy efficiency, and heat-welded seams that minimize leak risk.
PVC is often preferred in areas exposed to chemical exhaust or kitchen grease due to its chemical resistance.
EPDM remains one of the most common membranes already in place on hospital and medical campuses, and an aging EPDM roof is frequently a strong candidate for restoration with a coating rather than a full tear-off.
Metal Roofing
This is well suited to medical office buildings or specialty applications where longevity and low maintenance are priorities.
Roof Coatings
Roof coatings offer a cost-effective way to extend the life of an existing system when the underlying substrate is structurally sound — an option worth considering before committing to a full replacement.

Roof Coating Solution for an Occupied Medical Facility
GSM Roofing completed a roof coating restoration project for Christiana Care Health System’s Roxana Cannon Arsht Surgicenter in Wilmington, Delaware. Because the facility remained fully operational during the project, we selected a low-odor, fast-curing Tremco AlphaGard roof coating system and carefully coordinated work around surgical schedules to minimize disruption.
Rather than replacing the 20-year-old EPDM roof, GSM restored the existing membrane with a roof coating system, extending the roof’s service life and earning a new 30-year warranty. This solution:
- Improved energy efficiency with a reflective white surface that helps reduce the surrounding heat-island effect
- Kept a significant amount of roofing debris out of the landfill
- Avoided the cost and disruption of a full roof replacement while maintaining a safe environment for patients and staff
