Common Roofing Challenges in Manufacturing Facilities
Large square footage roof spans: Large spans create movement and deflection challenges that require system selection and detailing appropriate to the structure.
Heavy rooftop equipment (HVAC, exhaust, ventilation): Each penetration creates potential failure points that require proper flashing, detailing, and maintenance.
Accelerated wear from heat, exhaust, or chemical exposure: In environments like food processing, pharmaceuticals, and chemical manufacturing, roofing membranes may be exposed to grease, solvents, or exhaust.
Membrane failures around penetrations: Flashings at curbs, ductwork penetrations, and equipment bases are common sources of leaks when they age or deteriorate.
Drainage problems from clogged or undersized systems: Large, flat roof spans are vulnerable to drainage problems
Deferred maintenance is another frequent contributor to industrial roofing problems. When small issues (like minor flashing failures, small membrane punctures, blocked drains, and loose seams) go unnoticed and unaddressed, they often lead to insulation saturation, structural damage, and widespread leaks.
By the time the leak is visible inside the facility, the damage above the membrane is often already significant. Proactive roof maintenance and inspection programs exist specifically to interrupt this cycle before it becomes a replacement conversation.

Our Roofing Services for Industrial Buildings
Serving Pennsylvania, New Jersey, Delaware, and Maryland – GSM Roofing provides comprehensive roofing solutions tailored to the unique needs of manufacturing facilities.
Preventative Maintenance Programs
A well-maintained manufacturing roof does more than extend system life — it performs more predictably, helps maintain manufacturer warranties, and reduces the risk of emergency repairs that interrupt operations. GSM Roofing’s preventive maintenance programs are designed specifically for industrial environments and are tailored to each facility’s roof age, system type, equipment load, and inspection history.
For manufacturing clients, this proactive approach provides early identification of potential issues and documented inspection records, while giving facilities teams the information they need for capital planning and regulatory reporting.
Scheduled Inspections
At minimum, roof inspections should be done twice per year — typically in the spring and fall. Additional inspections are recommended after severe weather events, whenever new equipment is installed, or if existing equipment is modified.
GSM uses infrared imaging and drone-based assessments to detect issues that are invisible to ground-level or visual-only inspections, including wet insulation, hidden membrane failures, and compromised flashing before they present as interior leaks.
Our team handles all types of repair work to keep your facility protected and operational:
Leak Detection
In manufacturing environments, even minor leaks carry consequences that go well beyond a stained ceiling tile. Water infiltration can shut down production lines, damage inventory, contaminate products, create safety hazards, and compromise environmental controls. GSM’s inspection process identifies and resolves problem areas before they escalate.
Flashing Repairs
Manufacturing roofs support HVAC units, exhaust fans, ductwork, and process equipment, and every penetration is a potential failure point. GSM secures rooftop penetrations with properly designed and installed flashing systems built to handle the specific loads and thermal movement of industrial equipment. Where equipment has been added or modified after the original installation, we assess and re-flash as needed.
Storm Damage and Emergency Repairs
GSM Roofing provides 24/7/365 emergency response for unexpected roof damage at active facilities. Storm damage, blow-offs, and sudden membrane failures do not follow business hours. Our teams are available around the clock with the materials and equipment to stabilize your facility and prevent further operational disruption.
To determine whether an industrial, manufacturing, or warehouse roof should be repaired or replaced, we use detailed inspections and documentation to evaluate the roof’s age, condition, leak history, insulation performance, and overall lifecycle cost. If repairs are frequent, and the system is nearing the end of its service life – a roof replacement is often the more cost-effective option.
Roof Replacement for Manufacturing Plants
We expertly handle full roof replacements for industrial and manufacturing facilities, offering a range of high-performance systems tailored to each building’s use, exposure conditions, insulation needs, and long-term operational goals.
To help you make the best roofing choice, we provide lifecycle cost comparisons, maintenance projections, and performance data. By investing in the right system upfront, you can reduce long-term maintenance, energy costs, and unplanned downtime.
TPO (thermoplastic polyolefin): energy-efficient single-ply system commonly used on large industrial roof spans
PVC (polyvinyl chloride): ideal for manufacturing environments with chemical exposure or grease exhaust
EPDM: durable rubber membrane known for flexibility and ease of repair
Modified bitumen: a good option for high-traffic roofs with frequent maintenance activity
Metal roofing: long-life system suited for facilities prioritizing longevity and low lifecycle maintenance
For manufacturing roofs that are structurally sound but showing surface wear, a coating system can extend service life by 10 to 15 years at a fraction of full replacement cost. Coatings protect the existing membrane from UV degradation, weather exposure, and in some formulations, chemical contact. They also restore reflectivity, which improves energy performance in large industrial buildings.
Coatings are not appropriate for every situation. If insulation is saturated, or the membrane has significant structural failure – a coating will not address the underlying problem. GSM’s inspection process identifies which roofs are good candidates for restoration and which require replacement – so your capital is directed to the right solution.
We completed a full roof replacement at TE Connectivity’s active manufacturing facility in Landisville, PA, replacing a ballasted 0.045 EPDM system with R-30 ISO insulation and a 0.060 white TPO membrane backed by a 20-year warranty. The project met stringent safety protocols without cranes or flatbeds and included tarped dumpsters to prevent rainwater runoff. GSM coordinated with plant management and subcontractors, partnering with GSM Industrial to modify a wall-mounted ladder for the new insulation height. The project finished ahead of schedule.
GSM Roofing completed a 275-foot perimeter safety rail installation at GSK’s pharmaceutical manufacturing campus in Marietta, PA, meeting GSK’s stringent internal safety standards. The project required a 120-foot high-reach machine, underground utility navigation, and custom material matching to the existing rail system. GSK is one of the largest pharmaceutical manufacturers in the world. Being trusted to work on their campus is a direct reflection of GSM’s safety culture and compliance track record.
“A big thanks to the GSM team, the guys were a big help at our test roof installation yesterday.”

Safety and Compliance in Industrial Environments
Roofing work at manufacturing facilities requires more than OSHA compliance. It requires a safety culture that integrates with yours, a team that has worked on regulated campuses before, and documentation that satisfies your EHS and procurement teams without you having to chase it.
Contractor Pre-Qualification
GSM Roofing is a member of both Avetta and ISNetworld – the two primary contractor pre-qualification platforms used by large manufacturers and industrial companies to vet vendors before awarding work. This reflects verified insurance levels, documented safety records, OSHA incident rates, and training compliance that these platforms independently audit.
OSHA-Compliant Practices
Every GSM project includes fall protection, scaffolding compliance, proper PPE, controlled access points, and clear communication with plant personnel.
Dedicated Safety Manager
GSM Roofing employs a dedicated safety manager whose sole focus is ensuring that every project meets OSHA standards and site-specific safety requirements. On manufacturing campuses with their own safety protocols, our safety manager coordinates directly with your EHS team before work begins.
Experienced Crews With Industrial Track Records
GSM crew members average 25 or more years of field experience, and more than 100 employees are members of GSM’s 25-Year Club. Crew stability and experience directly affect how safely and efficiently the work gets done on a campus where a mistake has operational consequences.
Regulatory Documentation and Reporting
GSM Roofing provides detailed documentation of safety inspections, maintenance, and compliance measures, giving your team the records needed for audits and regulatory reporting.
Minimizing Downtime During Roofing Projects
Phased Project Planning
Large manufacturing campuses are typically divided into work zones so that critical production areas remain operational throughout the project. GSM plans phasing in direct coordination with your facilities team, mapping work sequences to your operational calendar rather than our installation schedule.
Off-Hours Scheduling
Where production schedules require it, GSM crews work evenings, weekends, or planned shutdown windows. Off-hours scheduling is standard practice for manufacturing clients.
Direct Communication
GSM project managers coordinate directly with your plant manager or facilities director, providing daily updates, safety notifications, and schedule changes in advance.
Temporary Protection Systems
Temporary coverings, barriers, and drainage solutions protect equipment, inventory, and active production areas from weather and construction debris throughout the project. On industrial campuses with sensitive processes or environmental controls, temporary protection planning begins before the first day of work.
Ready to discuss your facility’s roofing needs?
GSM Roofing proudly serves industrial and manufacturing clients throughout Pennsylvania, New Jersey, Delaware, and Maryland.
What are Common Signs that a Manufacturing Roof Needs Immediate Attention?
Any of these signs may indicate the need for immediate evaluation:
Interior leaks
Ceiling stains
Unusual odors
Rising energy costs
Ponding water
Visible membrane damage
Recurring repairs
How can Roofing Systems Help Manufacturing Facilities Reduce Energy Costs?
Reflective membranes, such as white TPO, reduce heat absorption and limit heat gain through the roof, which reduces the load on HVAC systems. High-performance insulation stabilizes interior temperatures and protects against condensation. Properly sealed and maintained roofing systems prevent the energy losses associated with membrane gaps, saturated insulation, and air infiltration.
Do you Provide Documentation for Audits and Regulatory Reporting?
Yes. GSM provides detailed records of all inspections, maintenance work, safety compliance measures, and warranty documentation. For clients who need these records for internal audits, regulatory reporting, or warranty compliance – documentation is produced as part of the project scope and delivered to your facilities team.
So far, I am very pleased with the work you guys are providing and how the work is getting done. Please keep up the good work. Shane has been great to work with.
