Commercial Roof Coating Contractors in PA, NJ, DE, & MD

A commercial roof coating is a fluid-applied protective layer that bonds to the surface of a roof, extending its service life by 10 to 20 years.

A white commercial roof coating will sharply lower the temperature of a roof’s surface during the summer by reflecting UV rays instead of absorbing them, like a traditional black roof. You can keep your building cooler, reduce the load on your HVAC unit, and significantly reduce cooling and replacement costs by exploring roof coating systems with our team.

How Coatings Protect and Extend Roof Life

When you have a roof coating applied to a commercial roof, you can expect it to extend the life of that roof by up to 20 years. Coatings typically cost $2.50 to $7.00 per square foot installed, which is roughly half the cost of full replacement (a replacement could cost even more if a full tear-off is required).

Reflectivity Helps Slow Roof Aging

UV exposure and repeated heating and cooling cycles are major causes of roof deterioration. On hot summer days, dark roofing surfaces absorb heat, then cool again overnight. Over time, that constant expansion and contraction can dry out roofing materials, make them brittle, and lead to cracking, leaks, and premature aging.

A reflective white roof coating helps reduce surface temperatures by reflecting sunlight rather than absorbing it. That slows thermal stress on the membrane, protects against UV damage, and can also help reduce cooling costs.

Flexibility Allows the Coating to Move with the Building

Commercial buildings naturally expand and contract with daily temperature changes and seasonal weather. Elastomeric roof coatings are designed to move with that motion. Many can stretch significantly and return to their original shape without cracking or tearing.

That flexibility helps bridge small stress points in the roofing membrane before they develop into larger leaks.

Ponding Areas can be Addressed during the Coating Process

Standing water can shorten the life of many roofing systems if it’s not addressed. Certain coating systems are designed to perform well in areas where water ponds, but proper preparation still matters.

When needed, low spots can often be built up before coating, so water drains more effectively instead of repeatedly collecting in the same areas. Addressing drainage conditions before application helps improve long-term performance.

Surface Preparation and Adhesion are Critical

A coating performs only as well as its bond to the existing roof surface. Depending on the roof type and coating system, preparation may include cleaning, repairs, priming, or adhesion testing before application.

Proper surface preparation helps ensure the coating adheres correctly, performs as intended, and delivers the expected service life. Skipping preparation is one of the most common reasons roof coatings fail prematurely.

GSM Roofing can provide coating services that cool your roof and building, reflect damaging UV rays, protect against ponding, and bond reliably to your existing roof surface. Cash Savings Isn’t the Only “Green” that Comes with Roof Coatings

Commercial roof coatings are considered “green” initiatives.

  • When you have a roof replaced, truckloads of old roofing materials get hauled to the landfill, where they’ll take centuries or more to degrade. But commercial roof sealants keep re-roofing debris out of landfills, and that’s a meaningful environmental benefit.
  • By reflecting UV rays, commercial roof coatings help preserve existing roof systems, cutting down on new manufacturing.
  • White roof coatings keep the sun’s UV rays from raising interior temperatures, reducing cooling energy consumption.

Our commercial roofing contractors can apply these eco-friendly coatings to single-ply, built-up, modified bitumen, and metal roofing systems.

Do you think commercial roofing coatings are the next step for your roof?
Let’s talk about how they can save you money, reduce your carbon footprint, extend the life of your roof, and more!

Should You Coat Your Roof or Replace It?

A roof coating can be a cost-effective way to extend the life of a commercial roof — but only when the existing roof is still structurally sound. In general, coatings work best when the insulation is dry, the membrane is intact, and the roof is showing normal surface wear rather than widespread failure.

Common signs that a roof may be a good candidate for coating include:

A coating may also make sense when roof replacement is part of a longer-term capital plan, and you need a practical way to gain additional service life in the meantime.

How to Know When Coating Isn’t Enough

A coating is usually not the right solution when the roof has larger underlying problems. Saturated insulation, widespread blistering, large open seams, major mechanical damage, or code requirements for a full system upgrade often point toward repair or replacement instead. In those situations, applying a coating may delay the inevitable rather than solve the problem.

Because coating and replacement address two very different roof conditions, the best way to determine the right path is with a professional roof inspection. A moisture scan and physical assessment can confirm whether a coating will meaningfully extend the roof’s life or whether repairs or replacement would be the better long-term investment.

Commercial Roofing Coatings for Single-Ply, Built-Up, and Metal Roofs

Coatings can extend your commercial roof’s life, but only if your contractor takes the time to properly prepare that roof before the roof coating service is completed.

When choosing the right kind of coating, there are several key factors to consider to ensure optimal performance and longevity. This includes the roof’s condition and materials as well as weather conditions. GSM Roofing is ready to show you many types of coatings and help you make the best choice for your commercial building.

Acrylic roof sealants are budget-friendly that are water-based and simple to apply for an experienced commercial roofing contractor like GSM Roofing. The result is a roof surface that reflects UV rays to save energy and extend the roof’s life.

This type of commercial roof coating does have a drawback, however. It is susceptible to thinning over time, mainly where ponding is present.

These solvent-based coatings are applied in two parts — a base layer and a UV-stable top coat. Its advantages include color retention, traffic and dirt resistance, and the ability to withstand moderate ponding.

As good as polyurethane roof coatings are, their fumes can be offensive, and their price points are higher than acrylic roof coatings.

SEBS solvent-based roof coatings deliver several advantages, including solid adherence to roof surfaces, UV-ray resistance, and superior handling of ponding.
This type of coating requires regular maintenance to keep the damaging properties of water and sunlight at bay.

Silicone is generally the top performer among commercial roof coating types. They’re the best when it comes to withstanding ponding, humidity, and the sun’s UV rays.

We have found that solvent-based silicone roof coatings tend to get dirty, but the rain rinses them reasonably well. And when it comes time to recoat the roof, keep in mind that a compatible silicone coating must be used — others will not adhere well.

With 8 decades of experience, GSM Roofing proudly serves customers throughout Pennsylvania — from Lancaster and York to Chester County — as well as New Jersey, Delaware, and most of Maryland.

Coating Manufacturers We Work With

GSM Roofing applies roof coating systems from multiple leading manufacturers, including:

Tremco AlphaGuard

This is a bio-based polyurethane liquid-applied coating system that’s used to restore BUR, modified bitumen, and single-ply roofs. AlphaGuard is particularly well-suited for sensitive areas (like schools and hospitals) due to its low-odor, low-VOC formulation and rapid cure time.

Tremco AlphaGrade

Designed specifically for gravel-surfaced built-up roofs that have deteriorated with age, AlphaGrade provides an environmentally responsible, waterproof polyurethane restoration without the cost and disruption of a full tear-off. It’s great for warehouses, manufacturing plants, and institutional buildings sitting on aging BUR.

Acrymax

Acrymax is a high-performance elastomeric acrylic system from Preservation Products. These systems are well-suited for metal roofs – addressing rust, moisture, and thermal movement while reinforcing seams and adding reflectivity.

Roof Coating in Wilmington, DE

Christiana Care needed to restore an aging EPDM roof on an active surgical facility without disrupting surgery schedules or putting fumes, dust, or vibration into the building. We spec’d Tremco AlphaGuard, which is two-part, fast-curing, and low-odor. Our crew worked in 20-minute application windows around the procedure schedule and did the power washing after hours, so vibration wouldn’t reach the operating rooms.

Why GSM for a Coating Project

GSM Roofing has been a family-owned commercial roofing contractor since 1946. That long-term continuity matters on roof coating projects, where performance and warranty support extend well beyond installation.

Coating work also requires a company that can operate safely on occupied buildings. GSM has an in-house full-time safety manager and a strong safety culture that helps reduce disruption, protect building occupants, and support projects that must stay operational during the work.

Our Thorough Process

Inspect the Roof

Our team looks for leaks, trapped moisture, damaged seams, ponding areas, and other underlying issues. This helps determine whether a coating is the right solution and what repairs may be needed before application.

Prepare the Surface

We clean the roof surface, complete necessary repairs, and prepare the substrate to help ensure strong adhesion and long-term performance. Depending on the roof system and coating type, this may also include priming.

Apply the Coating System

Once the roof is properly prepared, our commercial roof coating contractors apply the selected system according to manufacturer specifications.

Help Protect Your Roof Long-Term

We can also provide ongoing inspections and maintenance to help maximize coating performance and extend the life of the roof system.

Roof Coatings FAQ

What Determines How Long a Roof Coating Will Last?

The lifespan of a commercial roof coating depends on the type of coating used, the condition of the existing roof, the climate it’s in, and how well it’s maintained.

Acrylic typically lasts 10 to 15 years. Polyurethane runs 15 to 20. Silicone can hit 20 or more. Within those ranges, lifespan gets cut short by ponding water, foot traffic, deferred maintenance, and bad prep on the original install.

The coating’s life gets extended by biannual inspection, minor repair, and clean drainage.

Will a Roof Coating Stop Leaks?

A roof coating can seal small cracks, seams, and pinhole leaks, helping prevent water from penetrating your roof. Many coatings are designed to create a seamless, waterproof membrane that protects against future leaks.

However, coatings are not a cure-all. If your roof has significant water damage, ponding issues, or large open leaks, those problems need to be repaired before a coating is applied.

What can Affect the Cost of a Commercial Roof Coating?

  • Roof size: larger roofs require more material and labor
  • Roof condition: repairs or prep work (such as fixing seams, cleaning, or replacing wet insulation) add to the cost – this is the variable that swings the budget the most
  • Type of coating: silicone, acrylic, and polyurethane coatings vary in price and performance
  • Coating thickness: thicker applications offer longer warranties but increase material usage
  • Accessibility: hard-to-reach roofs or those with extensive equipment may take more time and labor

Can a Coating be Applied over an Existing Coating?

In many cases, yes — as long as the underlying roof system and old coating are still in good condition. The surface will need to be cleaned, repaired, and properly prepared to ensure good adhesion.

However, if the existing coating is peeling, blistering, or failing, it may need to be removed or repaired before applying a new layer.

How Disruptive is the Roof Coating Process to Business Operations?

For most commercial buildings, roof coating is one of the least disruptive roofing services available. Unlike a full roof replacement — which involves tear-off, heavy equipment, and significant noise and debris — coating systems are applied directly over the existing roof surface, eliminating the need for major demolition work.

In most cases, your building can remain fully occupied and operational throughout the coating process. The products GSM Roofing most frequently applies, including Tremco AlphaGuard and Acrymax systems, are low-odor and low-VOC formulations specifically designed for use on occupied buildings.

How Long after a Coating is Applied before the Roof is Back in Service?

A coated roof is back in normal foot traffic for HVAC service, drain inspection, and other rooftop work within a day. Full cure time matters more for warranty performance than for daily access.

We coordinate the application schedule with your operations, so a coating project doesn’t shut you out of the roof.

Will a Coating Affect My Roof's Manufacturer Warranty?

A coating applied by an unqualified contractor or with an incompatible system can void the existing warranty on the underlying roof. This is the single most important reason to verify contractor experience and system selection before signing.

Our coating work using Tremco AlphaGuard, Tremco AlphaGrade, and Acrymax qualifies for manufacturer-issued warranties up to 20 years, depending on system and applied thickness. We document the system, the application thickness, and the warranty registration as part of every coating project
